The trademarks, the data source, and the broker of record behind every listing surface in First Access Signals.
Listings, source, and licensing
Every listing displayed in First Access Signals is sourced from the Toronto Regional Real Estate Board (TRREB) MLS® system through the Virtual Office Website (VOW) Datafeed Agreement. First Access Signals is licensed to display this data under that agreement and is operated by Keith Godding under THE AGENCY brokerage.
The information provided is deemed reliable but is not guaranteed accurate by First Access Signals, by TRREB, by PROPTX, or by the listing brokerage. You should not rely on any listing detail without independently verifying it.
Trademarks and copyright
REALTOR®. The trademarks REALTOR®, REALTORS®, and the REALTOR® logo are controlled by The Canadian Real Estate Association (CREA) and identify real estate professionals who are members of CREA.

What we display on every listing
As required by the VOW Datafeed Agreement, every listing surface in First Access Signals shows:

The listing brokerage's name (the brokerage that holds the listing agreement, which may be a different brokerage than THE AGENCY).
•
The MLS® attribution and the source label (TRREB).
•
Pricing, address, and listing-status information sourced from the live VOW data feed.
Sale-price predictions, Signal scores, Buy Signal rankings, and similar analytical outputs are produced by First Access Signals and are not endorsed by, attributable to, or guaranteed by TRREB, PROPTX, CREA, or any listing brokerage.

When you sign up for the Service, Keith Godding is your designated REALTOR® of record for First Access Signals, and you enter a lawful broker-consumer relationship with Keith Godding and THE AGENCY. That relationship is what permits a Virtual Office Website to show you full listing details. It is not a representation agreement: signing up imposes no financial obligation and does not make Keith Godding or THE AGENCY your agent. A separate, signed representation agreement is required for that.
Bona-fide-consumer use
The VOW Datafeed Agreement restricts the display of full listing details to bona-fide consumers, that is, real people considering the purchase, sale, or lease of real estate. Visitors to the public marketing surfaces see attribution, methodology, and the general experience; full listing details and Signal scores are gated behind a sign-in that captures the bona-fide-consumer acknowledgement required by §6.3(k) of the VOW Datafeed Agreement.

No redistribution
Listing data displayed in First Access Signals is licensed for your personal, non-commercial use. You may not redistribute, retransmit, copy, scrape, or republish any listing data obtained from the Service.
PROPTX, TRREB, and other PROPTX members or their duly authorized representatives may access the Service to verify compliance with the VOW Datafeed Agreement and to monitor the display of listings.
